Site and Plan Preparation

When your contract is signed, build team immediately gets to work on your home: working on plan preparations and site planning as part of the permitting process.


Pre-Construction Orientation

The pre-construction process is an important part of the building journey, at which your homeowner care specialist will go over the plans, site plan, and selection and timeline worksheet.

Excavation & Foundation

Approximately 45 days after contract execution, you will begin to see construction activity. The foundation trade partner will excavate the basement, pour the footing and concrete walls, apply a waterproofing barrier and backfill your new home.

Framing

Approximately 50-75 days from commencement of construction we begin the framing process. Most builders utilize advanced framing techniques, roof trusses, proper window installation techniques, and whole house moisture and wind protection wrap.

Mechanical Rough-In

At this stage, we will be installing rough-in for plumbing, HVAC, and electrical/low voltage. If you’re building your new home from the start, you’ll meet with the electrician and low voltage trade partners to conduct pre-electrical/pre-low voltage orientation meetings.

Insulation, Drywall, Trim, and Cabinets

The exterior and interior work continues! Upon completion of the insulation stage of the process, an independent 3rd party energy rater performs an energy audit.

Finishes

During the finishing stage of construction, your personalized selections will be installed, including paint, carpet, light fixtures, wood, tile, and countertop surfaces.

Closing

Your agent will coordinate and get you all of the details and hand over the key!
